Cancellation and Insurance
Once you have booked your stay our agreement is a legal contract and any deposit you have paid is non-refundable. If you need to cancel please contact us as soon as possible.

If you cancel before full payment has been made, you will be liable for all charges unless we are able to re-let the cottage. No deposits will be refunded. If you cancel after final payment has been made, you may retake your holiday within six months after the original booking date, you will however be liable for any further charges. (Every effort will be made to re-let the cottage.) Failure to take up a booking without cancelling, will make you liable for the total amount. For this reason you may wish to consider taking out holiday insurance.

Cancellation by us
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.

Arrival
Your accommodation will be available to you from 3.00pm on your day of arrival unless otherwise arranged. Should you wish to arrive earlier, to park or drop off luggage, please let us know in advance.

Departure
Please be ready to leave your accommodation by 10.00am on your day of departure, unless otherwise arranged. Should you wish to leave luggage, or park after your departure time, please let us know.

Damages and Breakages
Please take care of our accommodation. You are responsible and liable for any breakages or damages, which you cause to the accommodation and its contents. Please let us know of any instances as soon as they occur. We do not normally charge for minor breakages but we may send you an invoice if the damage or breakage is significant. We may consider an additional charge up to £100.00 (dependent upon the damage and disruption caused) if you do not report the damage as soon as it occurs.

Liability
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless it is proven to have been caused by a negligent act by ourselves or contractors whilst acting in the course of employment.
